Basement renovation in Woodbridge, where basements work for a living

This is not a part of the GTA that treats the basement as a storage locker. Between the cold room, the second kitchen and the long table that hosts every holiday, lower levels in Woodbridge have been the hardest working floor of the house for generations.

What has changed is what families need from them. Grandparents are moving in, adult kids are staying longer, and Vaughan now registers legal second units, which turns a finished basement into rental income instead of just finished space. The same square footage can be a family room this decade and a self contained suite the next, if it is built right the first time.

That is the work we do. Layouts, egress, sound separation and full kitchens downstairs, with cabinetry from our own Markham facility, and yes, the cantina and cold room stay in the plan when you want them. Homes backing onto the Humber ravines get their conservation questions answered before design falls in love with a walkout.

A finished basement photographs well. It walks even better. The first video is a registered legal suite, built to code from the separate entrance to the egress window. The second follows a complete transformation from demolition to furniture, in under three minutes. Click either and it plays right here.

Basement renovation services Woodbridge asks for most

Six requests come up over and over. Most projects combine two or three of them.

    • In-law suites done with dignity. A bedroom, full bathroom and sitting space for a parent, planned around stairs, light and privacy rather than squeezed into leftovers.
    • Legal second units. Egress, fire separation, sound insulation and City of Vaughan registration, so the unit can be rented on paper, not just in practice.
    • Second kitchens. From a sauce day workhorse to a full downstairs kitchen, with cabinetry built in our own shop and sized under the bulkheads.
    • Ravine lot walkouts. Separate entrances and bright lower levels on the lots that slope toward the Humber, with conservation review handled where it applies.
    • Family and media rooms. Warm floors, layered lighting and storage designed in from the start.
    • The cantina, kept. Cold rooms stay cold and dry, insulated and sealed correctly at the boundary instead of being framed over and forgotten.

What a basement renovation costs in Woodbridge

2026 bands from our signed contracts, before 13% HST. Line by line detail lives in the basement cost guide.

    ProjectTypical rangeWhat moves the number
Family basement finish$25K to $50KSize, flooring grade, storage millwork
Finish with a full bathroom$40K to $70KNew drains in the slab, tile scope
Legal second unit$90K to $140K+Egress, fire separation, kitchen, registration

Two things swing basement budgets more than any finish: water and plumbing. Moisture gets assessed and priced before we quote, and a bathroom lands far cheaper on an existing rough in than through a cut slab. Both answers come free with the consultation.

Pick the scope. The second line adds 13% HST, because that is the real cheque.

Bands come from finished Senso Design basements across Vaughan and the GTA. Walkout entrances, slab cutting and moisture repairs move a project up its band.

Basement permits in Vaughan, second units and ravine rules

    • Cosmetic finishing needs no permit. Flooring, paint and built ins in an already finished basement proceed without paperwork.
    • Real scope needs the city. New rooms, moved plumbing, added bedrooms and anything structural bring a City of Vaughan building permit, filed in our name.
    • Second units have their own rulebook. Egress windows or a separate entrance, fire rated separation, interconnected alarms, sound insulation and registration with the city. We build to pass, then register it.
    • Ravine and floodplain lots answer to the TRCA. Backing onto the Humber valley can bring conservation review for walkouts and grading changes. We flag it in week one, not at permit time.
    • Electrical runs through ESA, sized for a floor that now has a kitchen, laundry or a media wall on it.
    • Inspections are met by us. Every inspection the scope creates gets booked, attended and closed by our project manager.

“Do we finish it as a family room, or go all the way to a suite?”

The honest answer is arithmetic. A suite costs roughly double a family finish and pays rent forever, but only if the ceiling height, egress and parking work. We check those three in one visit, and if a suite is not on the table for your house, we will say so before you spend suite money.

Suites are the classic case for renovation financing up to $100,000, paid back by the unit itself.

The teams were well coordinated, small issues were resolved quickly, and the final cost matched the original quote. That last part is rarer than it should be.

    Woodbridge basement questions, answered

How much does a basement renovation cost in Woodbridge?

Out of our 2026 contracts: a family basement finish runs $25,000 to $50,000, a finish that includes a full bathroom $40,000 to $70,000, and a legal second unit $90,000 to $140,000 or more, before HST. Size, moisture repairs and whether the bathroom lands on an existing rough in decide where inside the band a project falls.

Can we keep the cantina and cold room?

Absolutely, and you should. A cold room only works when it stays outside the insulated envelope, so we seal and insulate at its boundary, sort the vent and the door, and finish around it. What we do not do is frame over it and hand the next owner a mystery. Sauce, wine and preserves keep their room.

What makes a basement apartment legal in Vaughan?

A building permit for the conversion, a safe exit through proper egress or a separate entrance, fire rated separation between units, interconnected smoke and CO alarms, sound insulation, adequate ceiling height and parking, then registration with the City of Vaughan. It is a checklist, not a mystery, and we run it start to finish including the registration paperwork. Our basement apartment requirements guide covers it all in plain language.

Is an in-law suite different from a legal second unit?

In construction, barely. In paperwork, completely. Family can live in a well built in-law suite without registration, but the moment it might ever be rented, registering it as a second unit protects you and adds real value at resale. Since the build cost is nearly identical, we usually recommend building to the registrable standard either way. Thinking even bigger than one unit? Our guide on converting a house to a triplex runs the numbers.

We back onto the ravine. Can we still do a walkout?

Often yes, and it is the best upgrade a sloped Woodbridge lot can get, but lots along the Humber corridor can fall under TRCA jurisdiction, which means conservation review before excavation. We confirm whether your property is affected in the first week, because finding out at permit stage is how walkout budgets go sideways.

How long does a basement renovation take?

A family finish runs four to six weeks on site, add a bathroom and it is six to eight, and a legal second unit runs ten to fourteen with its inspection schedule. City permit review happens before we start, and you live upstairs as normal the whole way through.

What about moisture? Our basement smells damp in spring.

Then that is the first thing we solve, not the last. Foundation cracks, grading, gutters and the floor drain get assessed before we price anything, and crack injection, membranes, a sump or a backwater valve go into the base quote where the house needs them. Finishing over damp concrete is how renovations get done twice.

    How do we start?

Book the free consultation. We measure, check headroom, moisture and egress options, tell you straight whether a suite is realistic for your house, and send a budget range within five business days. Design, drawings and a line itemized fixed price follow, with financing to $100,000 available online if it helps. If you like doing homework first, our renovation planning checklist keeps the decisions in order.
