What an Oakville commercial renovation involves, and what we take on
- Permits come from the Town of Oakville. Not Toronto, and not Halton Region for the building side. We prepare the drawings, file in our own name and carry the inspections through to close out.
- Your lease has a say. Written consent, insurance certificates naming the landlord and rules about who touches building systems are standard. We assemble that package and deal with the property manager so you are not chasing it.
- Older buildings come with extra questions. A few properties around the old downtown carry heritage considerations, and changing a storefront or a sign can need its own approval. Far cheaper to confirm that at the start than after drawings are done.

Will we need to close during the work?
Most of our Oakville clients stay open. Where the building permits it, the loud and messy stages run outside your trading hours and you unlock as normal the next day.
If closing is unavoidable we give you a firm reopening date and work backwards from it. On a storefront we also keep the entrance presentable while work is going on, because foot traffic judges a hoarding just as quickly as it judges a window.
Who issues the building permit?
The Town of Oakville. Your permit and any change of use go through the town’s building services rather than the region.
We prepare the drawings, file under our name and handle the inspections, so nobody from the town needs to reach you.
Do you deal with our landlord?
Yes, that is part of the job. Almost every commercial lease needs written consent before alterations, insurance certificates naming the landlord, and sometimes restrictions on who works on building systems.
We prepare that package and speak to the property manager directly. Waiting on landlord approval is one of the most common reasons a fit out slips, and it is avoidable.
Our unit is in an older downtown building. Does that change anything?
Sometimes. A few properties near the old downtown carry heritage considerations, and changing a storefront or exterior signage can need extra approval. Interior work is usually unaffected.
We check what applies to your specific address before design starts. Finding out afterwards is an expensive way to learn.
What does a commercial renovation cost here?
It depends on your trade, the condition of the unit and how much mechanical and electrical has to move, which is why we quote after walking the space rather than over the phone.
The part that does not change is how we price it. A line itemized fixed price, agreed before you sign, and no changes without your written approval.
Can you renovate a restaurant or cafe?
Yes, front of house and back. Dining rooms, bars and patios built to clear the public health inspection first time, with ventilation and washup planned into the kitchen side rather than sorted out later.
Your reopening date goes in writing before demolition starts.
Do you build clinic and dental spaces?
We do, and it is one of our stronger areas because the cabinetry is ours. Treatment room millwork gets built around infection control and how your staff actually move through the room.

Who makes the millwork?
We build it ourselves, in our facility in Markham. On a commercial job the reception desk, display wall, banquette or clinic cabinetry is nearly always the item everything else waits on.
Since it is our shop, your millwork gets built to suit your site schedule rather than a supplier’s queue.
How long will it take?
A straightforward office or retail refresh takes a few weeks. A full restaurant or clinic with mechanical changes runs two to four months including permits.
The accurate answer comes from the site visit, and whatever it is goes into the quote in writing rather than being left vague.
