A home renovation company based right here in Markham

Senso Design’s cabinet facility is in Markham, our crews start their mornings here, and we have finished more home renovations in Markham than anywhere else we work. If you are comparing home renovation companies in Markham, or pricing a whole home remodelling, start with who actually builds here.

That matters because Markham is really four renovation markets wearing one name. The heritage streets of Unionville and Markham Village hide the surprises century homes always hide, and some carry heritage rules on top. Thornhill’s sixties and seventies stock has great bones and, sometimes, aluminum branch wiring that needs checking before demolition. Cornell, Wismer, Berczy and Greensborough are full of 2000s builder homes whose kitchens and basements are due at the same time. And the condo towers around Downtown Markham and Highway 7 bring board approvals and elevator bookings into the picture.

Senso Design quotes each of those situations differently, because they are different jobs. What stays the same is how we run them, one design build team from a home renovation contractor serving Toronto and the GTA, a City of Markham permit pulled in our name where the scope needs one, and a fixed price agreed before demolition.

Kitchen renovation in Markham, with the cabinets made down the road

Kitchens are what Markham calls Senso Design about most, and this is the one city where we can say something no other local contractor can. The cabinets for your kitchen get built minutes away, in our own facility, on German and Italian equipment. You can come watch your doors being made.

That changes the usual math. Premade cabinets run $400 to $500 per linear foot and semi custom $450 to $650, while our fully custom work runs $650 to $1,200. Because there is no dealer in the middle, the gap between semi custom and true custom shrinks, and lead times stay under our control instead of in someone else’s queue.

A mid range kitchen renovation in Markham runs $25,000 to $60,000, with a standard 10×10 landing between $25,000 and $45,000 and custom projects running $60,000 to $150,000 or more, before HST.

    Home renovation cost in Markham

These are 2026 figures from our own completed projects, many of them in this city, before 13% HST. Whether it is one room or a whole home remodelling, use them to plan an affordable Markham renovation with real numbers instead of guesswork, and see the full method in our renovation cost guide.

The short version: scope decides the price far more than the postal code does. Cosmetic refreshes sit at $50 to $95 per square foot, mid range full renovations at $100 to $130, and high end or full gut work at $150 to $300. Markham homes trend large, so whole home budgets here often sit above the GTA average simply because there is more house to renovate.

Building permits in Markham, heritage streets included

Building permits here come from the City of Markham, and two parts of this city carry rules the rest of the GTA does not think about.

    • A City of Markham permit is required for structural changes, moving or adding plumbing, altering electrical, finishing a basement, adding a bathroom, or growing the footprint of the house.
    • Heritage properties play by extra rules. Parts of Unionville and Markham Village fall under heritage conservation, and exterior changes there need heritage sign off before the building permit. We have navigated it and we budget the time for it.
    • Like for like updates usually need nothing. New cabinets, counters, tile and flooring in the same layout normally require no permit at all.
    • Buying a house with work already done? Read our guide on what to do when the previous owner renovated without permits before you close.
    • Thornhill’s older stock deserves a close look. Homes from the sixties and seventies sometimes carry aluminum branch wiring, fine when terminated correctly, a hazard when it is not. We inspect before demolition day, never after.
    • The 2000s neighbourhoods are predictable, and that is a compliment. Cornell, Wismer and Berczy homes hide few surprises, so budgets there tend to hold.
    • We pull the permit in our name and stand there for every inspection, so the City of Markham building department never calls you.

Permit review time depends on the drawings and the queue, and heritage review adds a step in the old villages. Senso Design puts those windows into the schedule on day one, because pretending they do not exist is how renovation timelines slip.

We are the home renovation contractors Markham homeowners can actually visit, and one of the busier renovation contractors in Toronto and York Region. The model is the same on every job. The team that designs your renovation is the team that builds it, which is what keeps a Markham project stress free instead of a second job for you.

Aging in place renovations in Markham

A lot of Markham renovations now carry a second brief: keep the house working as the family ages into it. Done during a renovation, these choices cost very little. Done later as retrofits, they cost a fortune and look like afterthoughts.

    • Curbless showers and blocking. A level shower entry now, and plywood behind the tile so grab bars can go exactly where they are needed later, invisible until the day they matter.
    • A real bedroom and bath on the main floor. Dens and dining rooms rework into main floor suites more often than people expect, and stairs stop being the gatekeeper of the house.
    • Doorways and lighting sized for the decades. Wider openings where framing allows, layered lighting on stairs and hallways, and lever handles instead of knobs.
    • In-law suites downstairs. A bedroom, full bath and sitting area with real privacy, built by the same team behind our Markham basement renovations.
    • Nothing clinical about it. Accessibility hardware has caught up with design, and the finished rooms read as considered, not medical.
    • Planned once, priced once. These items ride inside the fixed quote with everything else, so future proofing never becomes a change order.

The teams were well coordinated, small issues were resolved quickly, and the final cost matched the original quote. That last part is rarer than it should be.

    Markham home renovation questions, answered

How much does a home renovation cost in Markham?

Scope decides it far more than the street does. A cosmetic refresh runs $50 to $95 per square foot, a mid range renovation $100 to $130, and high end or full gut work $150 to $300, all before HST. Markham homes trend large, so on a typical 2,500 square foot house a mid range job lands around $250,000 to $325,000. If you want to see how those numbers are built, our home renovation cost guide walks through the math line by line.

How much does a kitchen renovation cost in Markham?

Most Markham kitchens land between $25,000 and $60,000. A standard 10×10 runs $25,000 to $45,000, and fully custom work runs $60,000 to $150,000 or more. One advantage of renovating here: your cabinets are made in our own Markham facility, so there is no dealer markup hiding in the number. The full breakdown lives on our Markham kitchen renovation page.

Do you make custom kitchen cabinets in Markham?

Yes, at our facility on Shields Court, minutes from most of the city. Stock style boxes run $400 to $500 per linear foot, semi custom $450 to $650, and fully custom $650 to $1,200. Come by during design if you like. Plenty of clients drop in to watch their doors being built, and it beats choosing finishes from a brochure.

Do you renovate condos in Markham?

Often, including the towers around Downtown Markham and Highway 7. Budget $40,000 to $120,000 for a full unit. Condo work brings its own paperwork, board approvals, insurance certificates and elevator bookings, and we handle all of it so you are not chasing your property manager between site visits.

Do I need a permit to renovate in Markham?

For structural work, plumbing, electrical, a basement finish or an addition, yes. For cosmetic updates in the same layout, usually no. The heritage parts of Unionville and Markham Village add a sign off before exterior changes. We pull every permit in our own name and stand there for the inspections, so the City of Markham never needs to call you.

Can I add a home addition in Markham?

Usually, though your lot has the final say. Coverage limits, setbacks and heritage rules on some streets all come into it. Additions start well into six figures once foundations and roof tie ins are involved, so we check feasibility before you fall for a floor plan. The Ontario home addition cost guide has the 2026 numbers.

What should I know about renovating an older Thornhill home?

They are well built houses, and most of what we find is manageable. The one thing we always check for is aluminum branch wiring, common in the sixties and seventies stock. Terminated properly it is safe. Terminated badly it is a fire risk, so we look before demolition day, never after. If you have just bought one, our guide on what to renovate first in an older home is worth a read before you plan anything.

How long does a renovation take in Markham?

A bathroom takes 2 to 4 weeks on site, a kitchen 3 to 5, a basement 4 to 8, and a full house renovation 3 to 6 months. City of Markham permit review runs before any of that, usually 6 to 12 weeks depending on scope, and heritage streets add a step. We file early so the clock runs while you are still picking finishes.

Why hire a Markham based company instead of one driving in?

Because a renovation company based in Markham shows up differently. A forgotten part costs us an hour, not a day. A site visit happens the same afternoon you call. Your cabinets travel minutes down the road instead of across the region. Our crews and our facility start every morning in this city, and the schedule shows it.

How do quotes and pricing work?

You get one line itemized fixed price before you sign, with real allowances for cabinets, tile and fixtures, not placeholders that grow later. That number is what you pay at handover. If anything changes mid project, it reaches you as a written change order first, priced and approved before the work happens.

Can you renovate our Markham home for aging parents moving in?

Yes, and it comes up a lot in Markham. Curbless showers, a main floor bedroom, wider doorways and hidden blocking for grab bars cost very little while the walls are already open. Done later as retrofits, the same items cost a fortune. Full in-law suites usually go downstairs, built to feel like part of the house, not a hospital wing.
