A Toronto kitchen renovation contractor that builds its own cabinets
Most kitchen remodeling contractors in Toronto order cabinets from someone else, wait on that shop’s schedule, and pass the markup along to you. We build ours in our own facility in Markham, to ISO 9001 standards, with soft close hinges and runners as standard.
It changes more than you would think. We can quote a fixed price because we know what the cabinets cost us. We can commit to a date because nobody is waiting on a dealer. And if a door needs adjusting on site, the person who built it is the one adjusting it.
The rest of the work stays in house too. You sit down with our designer for the layout and 3D drawings. We pull City of Toronto permits where the job needs them. Then demolition, the plumbing and electrical, counters, tile and paint. Same crew the whole way through, and one person whose number you have.
Senso Design has been a Toronto renovation company since 2004. Kitchens are the biggest share of the 900 plus projects we have finished.

The kitchens we build in Toronto
Most of the decision comes down to the shape of the room you have now and the look you want. Here is how we think about both.
By layout

Galley and single wall
Common in older semis and condos. Full height cabinets and a peninsula usually beat an island here, because an island needs about a metre of clearance on every side and most galleys do not have it.

L shaped with an island
The layout we build most. It suits nearly every detached home in the GTA and it is what people usually mean when they say they want an open kitchen.

U shaped
The most storage and counter space you can get per square foot. It works best once the wall to the dining room comes out, which usually means an engineered beam. Under cabinet lighting matters more here than in any other layout.

Open concept
Kitchen, dining and living as one room. The design work is mostly about hiding what a kitchen does, with panel ready appliances, a walk in or butler’s pantry where the room allows, and an island big enough to seat people.
Not sure which one your room can take? Our guide to planning a kitchen layout walks through the clearances that decide it.
By style
We build custom kitchen cabinets in three collection families, all made in our own facility on German and Italian machinery. Every one is made to order, so a collection is a starting point, not a fixed menu.
Classic
Shaker and raised panel doors, crown detail, painted finishes. The right call in century homes and traditional builds where a flat slab door would look out of place.
Modern
Handleless and slab fronts, matte or high gloss, two tone combinations. Integrated lighting, pendant lights over the island, induction cooktops and panel ready appliances, so the kitchen reads as furniture rather than a row of boxes.
Small and condo
Built for tight footprints downtown and along the condo corridors. Full height runs and corner pull outs that use the space most kitchens waste.
Browse every collection on our kitchen cabinets and design ideas page, or book a consultation and we will bring the samples to you.
Before and after, same footprint
Both from the same Scarborough house. The plumbing stayed where it was, which is usually what keeps a kitchen on budget.

What a kitchen renovation costs in Toronto
2026 figures from our own finished Toronto and GTA kitchen remodels, before 13% HST.
A cosmetic refresh that keeps the layout runs $15,000 to $25,000. A mid range full renovation, which is most of what we do, runs $25,000 to $60,000. A high end or fully custom kitchen runs $60,000 to $150,000 or more.
Cabinet grade moves the number more than anything else. Stock, semi custom or fully custom is a $400 to $1,200 per linear foot decision, multiplied across the whole room. Because we make our own, that money goes further than it does through a dealer.
Moving the plumbing is the other big one. Keep the sink, stove and gas line where they are and the budget holds. Move the sink two feet and the floor comes up to reroute the drain. Take out the wall to the dining room and you are paying for an engineered beam before a single cabinet goes in.
There is more detail on cabinet costs by grade and quartz versus granite counters in our guides.

| Where the money goes | Share of budget |
|---|---|
| Cabinetry and hardware | 30% to 40% |
| Labour and installation | 20% to 30% |
| Countertops and backsplash | 10% to 15% |
| Appliances | 10% to 15% |
| Plumbing and electrical | 8% to 12% |
| Flooring, paint and lighting | 8% to 12% |
Counters are templated after the cabinets are in, with the undermount sink cutout done at the same time. A good rule is to keep the kitchen budget around 10% to 15% of what the house is worth, plus a 10% contingency if the house is older. Done well, a kitchen returns roughly 75% to 100% of its cost at resale.
The price you agree on before we start is the price you pay
Kitchen quotes in this city have a habit of climbing 30 to 50 percent once the walls come open. Ours do not.
Design and 3D first
You see the finished kitchen before a wall is opened, and you pick materials from our own catalogues.
A line itemized fixed price
Real allowances for your cabinets and counters, not placeholders. Comparable line by line against any other bid.
Nothing changes without you
If we find something behind a wall, you get a photo, an explanation and a price before anyone touches it.
One crew to the finish
Licensed trades on our own staff. Permits pulled in our name. A written workmanship warranty at handover.
“Another contractor quoted me 30 percent less.”
A kitchen bid well below the rest is usually missing something. Real cabinet allowances, the permit, or a plan to make it up in change orders later. Ask everyone to price the same drawings and the same fixture list, then read the allowances closely. A complete quote names the cabinet allowance, the counter allowance, the permit and the disposal, line by line.

We also offer renovation financing up to $100,000, with an online application and a quick decision.
How a kitchen renovation runs, and how long it takes
| Scope | Time on site | What stretches it |
|---|---|---|
| Cosmetic refresh, same layout | 2 to 3 weeks | Counter fabrication lead time |
| Full renovation | 3 to 5 weeks | Layout changes, appliance delivery |
| Structural or fully custom | 6 to 10 weeks | Engineering, permits, custom millwork |
Design and permits happen before demolition, so your kitchen is only out of action for the build. Most families set up a temporary kitchen and stay home.

What our Toronto kitchen clients say
Senso Design holds a 4.9 star rating across 115+ Google reviews, with 97+ more on HomeStars and 44+ on Houzz. These are word for word from clients who did kitchens with us.
We had an incredible experience with Senso Design on our kitchen renovation. From the very first design meeting with Nastya to the final installation, everything was handled with care, professionalism, and attention to detail. The craftsmanship is outstanding, and the finished kitchen exceeded our expectations.
Mark walked me through the cupboard and countertop options and made suggestions to make the space feel more modern. Oleg, the installer, was fantastic. Each day the workspace was cleaned after work was complete, so it never felt like I was living in a construction zone.
I recently had my condo kitchen renovated by Senso Design and I am extremely pleased with the renovation process and final results. The team was able to start very quickly and completed the project on schedule. I was updated on the progress frequently, which made the renovation smooth and stress free.
It was a great experience to deal with Mark Sorkin. Very prompt communication, perfect timing, all that along with a very competitive price. The kitchen cabinets installation took only one day, but at the same time they were precise and meticulous. Senso Design was the right choice for my kitchen project.
Mark patiently explained everything to us, from planning, design, choices of materials and timeline. Everything went extremely well, from coming up with a great design and layout to the hardworking, efficient, well mannered construction crew. The finished product looks so fantastic!
We did a major renovation, kitchen, multiple baths, family room, great room in 2023 and still love the work that they did. Their after care has also been superb. We are so impressed and grateful.
Mark was professional, knowledgeable, honest, and incredibly easy to work with. The pricing was always fair and reasonable, with no surprises along the way. Every renovation was completed on schedule as promised. If you are looking for a contractor, stop searching. This is the team you are looking for.

Kitchen renovation questions, answered
How much does a kitchen renovation cost in Toronto?
Most of the kitchens we do land between $25,000 and $60,000 before HST. That covers new cabinets, quartz counters, new flooring and lighting, and the plumbing and electrical brought up to date. A refresh that keeps the layout runs $15,000 to $25,000, and a fully custom kitchen with structural changes runs $60,000 to $150,000 or more.
The rest of Ontario is not far off those numbers. Toronto sits at the top of the range because trades, parking and permits all cost more here. The cost tables above break the numbers down by kitchen size, cabinet grade and counter material.
Can you renovate a kitchen for $30,000?
Yes, for the right scope. Thirty thousand covers a proper mid range renovation of a small to medium kitchen with semi custom cabinets and quartz counters, as long as the layout stays put.
It will not stretch to moving walls or a high end appliance package. If the budget is firm, keep the plumbing where it is and put the money into cabinets and counters. That is where you see it every day.
What is the most expensive part of a kitchen renovation?
Cabinets, and it is not close. They take 30 to 40 percent of any kitchen budget, which is why cabinet grade moves a quote more than any other decision you make.
It is also why we build ours in our own facility instead of ordering from a dealer. The biggest line on your quote is the one we control directly.
How long does a kitchen renovation take?
Two to three weeks on site for a refresh. Three to five for a full renovation. Six to ten if there is structural work or fully custom millwork involved.
Design and permits happen before we touch anything, so that time does not cost you your kitchen. You are only without it for the build window.
Can you live in the house during a kitchen renovation?
Almost everyone does. We seal off the kitchen, protect the floors on the way in and out, and clean up at the end of each day.
Most families set up a temporary kitchen somewhere else in the house. A kettle, a microwave, the barbecue in season, and a spot to wash dishes gets you through three or four weeks without much grief.
Do I need a permit to renovate my kitchen?
Not for a like for like update where nothing moves. You do need one from the City of Toronto if plumbing moves, circuits are added, venting changes or a wall comes out.
We pull it in our own name and deal with the inspector, so nobody from the city is calling you. Our Toronto kitchen permit guide goes through the specifics.
What order does a kitchen renovation happen in?
Design and selections first, then any permit. On site it runs demolition, then plumbing and electrical rough in, then drywall. Cabinets go in next, counters get templated off the installed cabinets, and tile, flooring and paint close it out.
The order matters because each stage locks in the one after it. It is also why surprises show up on demolition day and not later. In a pre 1960s house, hold 10 to 15 percent back for what is behind the walls.
Is it worth renovating your kitchen before selling?
Usually, if you keep the scope sensible. A well planned kitchen returns roughly 75 to 100 percent of its cost at resale, and it is often the difference between a listing that moves and one that sits.
The trap is over renovating for the street. We have walked people back from that more than once, and our guide on renovating a kitchen before selling covers how to judge it.
Do you really build the cabinets yourselves?
Yes, in our own facility in Markham, on German and Italian machinery. Shaker, slab, painted or wood grain, all made to order for your room, with soft close hardware throughout.
It is why we can quote a fixed price and hold a date. When cabinets come from an outside shop, the whole job waits behind whatever else is in that shop’s queue.
Do you renovate condo kitchens?
All the time. Condos are their own discipline. The board sets the work hours, everything comes up the service elevator, and the plumbing stack is shared, so what can move is limited.
We handle the approvals, the insurance certificates and the elevator bookings. Our small kitchen guide covers the layout side.
