Bradford’s ensuites are all turning twenty at the same time

When a whole town gets built in two decades, its bathrooms age together, and that is exactly what is happening across Bradford right now.

The builder bathrooms in Summerlyn, Green Valley and Dreamfields were fine for their day. Acrylic tub surrounds, beige ceramic, a corner soaker in the ensuite that nobody has filled in years. The number one request we hear in this town is turning that unused tub into a proper walk in shower with real glass and real waterproofing.

That last word is the whole job. Two finished bathrooms can look identical in photos and be $10,000 apart, and the difference is behind the tile. We gut to the studs, install a membrane system such as Schluter Kerdi or Wedi, slope the shower floor to the drain, and only then tile. Invisible when we hand the room over, and the entire reason it is still watertight in year ten.

Our facility is in Markham, about forty minutes away, and our project archive includes bathrooms in Richmond Hill and a finished basement with full bath in Innisfil, one town over.

What a bathroom renovation costs in Bradford

2026 figures from our own completed projects, before 13% HST. The full breakdown lives in our bathroom renovation cost guide.

The short version: a powder room runs $5,000 to $12,000, a standard full bathroom runs $12,000 to $25,000, and a primary ensuite or custom build runs $25,000 to $70,000 or more. Labour takes 50 to 60 percent of a bathroom budget, more than any other room, because a plumber, electrician, tiler and carpenter all work in sequence in a space where only one of them fits at a time.

    ProjectTypical rangeWhat pushes it higher
Powder room$5K to $12KDesigner fixtures, custom vanity
Standard full bathroom$12K to $25KMoving the toilet, custom glass
Tub to walk in shower$14K to $25KTile height, linear drains, frameless glass
Primary ensuite$25K to $70K+Heated floors, freestanding tub, double vanity
Basement bathroom, new drains$20K to $40KBreaking concrete where no rough in exists

Heated floors add $1,500 to $3,500 and are the upgrade clients thank us for every February. Reglazing a solid tub runs $400 to $800 and we recommend it more often than you would expect from a renovation company.

Put a ballpark on your Bradford bathroom

Pick the bathroom and how far you want to go. It runs the same 2026 figures as our bathroom cost guide and adds the 13% HST, because that is the number that actually leaves your account.

Bathroom costs are driven more by fixtures and plumbing than by floor area, so each scope carries a base cost plus a per square foot rate, calibrated to completed Senso Design bathrooms across the GTA and Simcoe County.

Permits, waterproofing and the fine print

    • Fixtures in the same spots, no permit. Replacing the tub, toilet, vanity and tile where they sit needs no Town of Bradford West Gwillimbury permit.
    • Moving drains wakes up the paperwork. Relocating a toilet or shower, or adding a new bathroom, brings a BWG plumbing permit, and we pull it in our name and handle the inspections.
    • Electrical must be GFCI protected and goes through an ESA notification. Bathroom circuits are not the place for shortcuts.
    • Ask every bidder to name the waterproofing system in writing. If a quote cannot say what goes behind the tile, assume nothing does. Ours is a full membrane system, every time.
    • The cheap quote is missing something. In bathrooms it is almost always the waterproofing, the plumbing rough in, or the disposal. A leak two years later costs the entire room.
    • Timeline is honest at 2 to 4 weeks of construction, longer if the layout moves. If it is your only bathroom, tell us, and we compress the schedule hard.

We did a major renovation, kitchen, multiple baths, family room, and still love the work they did. From incorporating new ideas to sticking to budget and timelines, they were on point. Their after care has also been superb.

The teams were well coordinated, small issues were resolved quickly, and the final cost matched the original quote. That last part is rarer than it should be.

    Bradford bathroom questions, answered

How much does a bathroom renovation cost in Bradford?

A powder room runs $5,000 to $12,000, a standard full bathroom runs $12,000 to $25,000, and a primary ensuite or custom build runs $25,000 to $70,000 or more, before HST. Labour takes 50 to 60 percent of a bathroom budget, which is why the same fixtures can price so differently between contractors.

Is $10,000 enough for a bathroom in Bradford?

For a refresh, yes. Swap the vanity and toilet, redo the floor and lighting, reglaze the tub and repaint, and you can stay under $10,000 with a room that feels brand new. For a gut renovation with new tile and waterproofing, honestly, no. Those start around $12,000, and a quote promising a full gut for less is leaving out something you will pay for later.

What does a tub to walk in shower conversion cost?

Typically $14,000 to $25,000 in Bradford, depending on tile height, the drain and the glass. It is the single most requested bathroom change in this town, usually aimed at the corner soaker tub in the ensuite that nobody has filled in years. Done properly it includes a full membrane system and a floor sloped to the drain before any tile goes down.

Do I need a permit to renovate a bathroom in Bradford?

Not for replacing fixtures in the same spots. A Town of Bradford West Gwillimbury permit kicks in when you move or add plumbing, relocate a drain, or change walls. Electrical work needs an ESA notification and GFCI protection. We pull permits in our own name and handle every inspection.

We only have one bathroom. How do we get through the renovation?

This is the most common worry we hear, and it is a fair one. A standard renovation takes two to four weeks of construction, so the honest answers are family nearby, a gym membership, or scheduling around a vacation week. When a house has one bathroom we run the tightest schedule we can and keep the toilet working until demolition truly forces the issue. It is worth asking any contractor to walk you through their one bathroom game plan before signing, because the answer tells you how often they have actually done it.

Are heated floors worth it in Bradford?

Almost every time. They add $1,500 to $3,500 to the project and they are the upgrade clients thank us for every February. If the budget forces a choice between heated floors and a fancier faucet, heat the floor.

Can I just reglaze my tub instead of replacing it?

More often than people expect, and we suggest it freely even though we are the ones who would profit from a full replacement. A solid tub in a shape you like can be professionally reglazed for $400 to $800, and that finish holds up five to ten years. Tearing the same tub out means demolition, plumbing work and tile repair before you have even bought the replacement, and that bill starts around $2,000.

Do you offer fixed price quotes?

Yes. You get a line itemized fixed price before any contract is signed, with the waterproofing system named in writing and real allowances for tile and fixtures. That is the price you pay on completion day, and financing up to $100,000 is available.
