Half your square footage is sitting down there unfinished

Drive any street on the North Hill or South Hill and most of those houses are hiding the same thing, a full floor of concrete, studs and storage bins that has waited decades for a purpose.

Bolton families tend to reach the same moment. The kids need somewhere to be loud, a parent needs a place to stay, or the mortgage would feel lighter with a tenant helping. The cheapest square footage you will ever add is the square footage already under your feet, and finishing it costs a fraction of what an addition or a move does.

Senso Design builds all three versions, the movie-and-hockey-net rec room, the in-law setup with its own bathroom, and the fully legal second suite with a separate entrance. The right one depends on your lot, your ceiling height and what the bylaw allows, and we sort that out at the first visit rather than after drywall.

Second suites and walkouts, the Bolton advantages

Two things make basements in this town better candidates than most of the GTA, the slopes and the lot sizes.

    • Hill lots love walkouts. Because so much of Bolton is built on grade changes, plenty of properties can take a walkout or oversized window well, which turns a basement suite from acceptable into genuinely bright.
    • A suite here pencils out. Bolton rents make a registered basement apartment a real income stream, and the suite keeps paying at resale as a mortgage helper the next buyer inherits.
    • Driveways solve parking. The parking spot that sinks suite applications downtown is rarely a problem on a Bolton driveway.
    • Legality is a checklist, not a mystery. Fire separation between units, proper egress, minimum ceiling height and safe exits, all confirmed against the Ontario Building Code and the Caledon bylaw before we quote a suite.
    • Bathrooms depend on the rough in. Most hill-era builders left drain stubs in the slab. If yours did, the bathroom is straightforward. If not, cutting concrete for new drains adds real money, and we find out which case you are before pricing.
    • Cold rooms stay useful. That concrete cellar under the porch can stay storage, or get insulated and folded into the plan. Your call, priced both ways.

What a basement renovation costs in Bolton

Senso Design’s 2026 ranges, before 13% HST. The deeper breakdown lives in our basement cost guide.

    ProjectTypical rangeWhat pushes it higher
Basic finish, no bathroom$35K to $55KCeiling height fixes, moisture repairs first
Mid range with full bathroom$55K to $80KNo existing rough in, wet bar additions
Legal second suite with kitchen$90K to $140K+Separate entrance, fire rated separation, HVAC split
Walkout entrance, where grade allowsSite specificExcavation depth, retaining, drainage

A word on the bottom of those ranges. Getting a bathroom in for the lower number depends on that builder rough in being where you need it. Cutting the slab for new drains typically adds $8,000 to $15,000, which is exactly the kind of thing our first visit is designed to catch.

Put a ballpark on your Bolton basement

Pick what you are building. Both numbers come from the table above, and the second one includes the 13% HST so nothing sneaks up on you later.

Bands reflect completed Senso Design basements across the GTA. Suites can pass the top of the band when the entrance needs excavation, and walkout costs are priced per site after we see the grade.

Basement permits and inspections, handled through Caledon

    • Finishing a basement needs a permit from the Town of Caledon, and a second suite needs the full approval path on top, including registration.
    • Egress is non negotiable. Bedrooms and suites need code compliant escape windows or doors, and hill lots often make this easier than it sounds.
    • Insulation and moisture come first. We fix water and cold at the foundation before a single stud goes up, because carpet over a damp slab is a renovation you do twice.
    • Electrical runs through ESA notification and suites get interconnected smoke and CO protection between units as the code requires.
    • Senso Design owns the paperwork. Permit filed under our name, inspections booked and attended by us, and the suite registered before the tenant search starts.
    • Timelines stay honest. A straightforward finish runs 4 to 8 weeks of construction, and a legal suite runs longer once the separate entrance and fire separation join the scope.

We did a major renovation, kitchen, multiple baths, family room, and still love the work they did. From incorporating new ideas to sticking to budget and timelines, they were on point. Their after care has also been superb.

The teams were well coordinated, small issues were resolved quickly, and the final cost matched the original quote. That last part is rarer than it should be.

    Bolton basement questions, answered

How much does it cost to finish a basement in Bolton?

From Senso Design’s 2026 project files, a basic finish without a bathroom runs $35,000 to $55,000, adding a full bathroom brings it to $55,000 to $80,000, and a legal second suite with a kitchen runs $90,000 to $140,000 or more, before HST. The single biggest swing factor is whether your builder left a drain rough in under the slab, because cutting concrete for new plumbing adds $8,000 to $15,000.

Can I build a legal basement apartment in Bolton?

On most residential lots, yes, provided the space clears the Ontario Building Code and the Town of Caledon’s rules. What gets checked: ceiling height, escape windows or doors, fire separation between the units, and a parking spot, which Bolton driveways usually supply without drama. We verify all of it at the free visit and register the finished suite before you hand over keys.

Is a walkout basement possible on my lot?

Bolton is one of the better towns in the GTA for it, because the North and South Hills mean many lots already slope. Where the grade drops enough, we excavate a proper entrance and the suite gets real daylight and its own door. Where it does not, oversized window wells are the fallback. It is entirely site specific, which is why we look before we quote.

What does a basement suite rent for around Bolton?

Enough to matter to a mortgage, which is why so many of our Caledon clients build one. We stay out of predicting exact rents, that is your realtor’s lane, but the pattern is consistent: a bright, legal, separate entrance suite rents faster and for more than a dim retrofit, and it survives an insurance claim and a resale because the paperwork exists.

My basement gets damp in spring. Can it still be finished?

Yes, but the water gets dealt with first, no exceptions. Depending on the cause that can mean grading, downspout extensions, crack injection or interior drainage, and it goes in the quote as its own line. Finishing over moisture is how basements end up demolished twice, and Senso Design will not build on top of a known leak.

How long does a basement renovation take?

Construction runs about 4 to 8 weeks for a standard finish, and longer for a suite once the separate entrance, kitchen and fire separation join in. The Caledon permit comes before any of it, so the calendar we hand you includes review time up front instead of surprising you in month two.

Do you need to see the basement before quoting?

Always. Ten minutes downstairs tells us the ceiling height, where the rough in sits, how the mechanicals are laid out and whether moisture has ever visited. Quoting a basement sight unseen is guessing, and guesses are how change orders breed. The visit is free and the budget range follows within five business days.

Can we use the rest of the house during the build?

Comfortably, and this is the quietest major renovation to live above. The crew works below grade, materials move through the basement access wherever one exists, and the site gets tidied daily. Most Bolton families barely adjust their routine beyond sharing the driveway.

What happens at the first meeting?

We measure, photograph, check the rough in and the panel, and talk honestly about whether your goal fits your basement. You get a budget range within five business days, and if it works, design begins. The consultation costs nothing and commits you to nothing.
