A bathroom renovation contractor that starts behind the tile

Bathrooms do not fail on the surface. Water always finds a way past the grout, and what sits behind the tile decides whether you get twenty years or a stained ceiling below.

So that is where our work starts. Every shower we build in Toronto gets a sloped mortar bed, a waterproofing membrane over the floor and walls, sealed corners, and a flood test before one tile goes on. You never see any of it. It is the whole difference between a bathroom that lasts and a repair waiting to happen.

The part you do see gets the same care. Our tile setters, plumbers and electricians are on staff, the vanities come out of our own Markham shop, and one project manager stays with you from the first visit to the final walkthrough.

Senso Design has been a Toronto renovation contractor since 2004, with more than 900 finished projects across the city and the GTA.

The bathrooms we renovate in Toronto

2026 pricing from our own completed projects, before 13% HST. Where you land inside a range mostly comes down to tile, fixtures and whether the plumbing moves.

Renovated powder room with double vanity and brass fixtures

    Powder rooms

    $3,500 to $6,000

No shower means no waterproofing and no wall tile, so these move fast. A new vanity, toilet, flooring and lighting, and the main floor feels current again.

Renovated main bathroom with large format tile shower and recessed niche

    Main and family bathrooms

    $9,000 to $14,000

The full three or four piece rebuild. Everything comes out, the waterproofing goes in, then the tile, and the vanity and fixtures follow. Two to three weeks on site.

    Primary ensuites

    $14,000 to $25,000

A freestanding tub, a proper glass shower, a double vanity and heated floors if you want them. This is where most of our bathroom work sits.

What goes in behind the tile

Ask any bathroom contractor what happens behind the tile. If the answer is vague, keep looking.

    • Demolition to the studs and subfloor. We want to see what the last renovation left behind. On twenty year old bathrooms we regularly find rot at the tub flange or the curb.
    • A sloped mortar bed, not a flimsy preformed pan. Water has to actually reach the drain rather than pooling in a corner.
    • A bonded waterproofing membrane across the floor and up the walls, wrapped into the niche and every corner. This layer does the real work.
    • A flood test before tiling. We plug the drain, fill the pan and leave it. If it holds, tile goes on. If it does not, better to know now than after your ceiling stains.
    • Proper ventilation. An exhaust fan sized for the room and vented outside, because the cheapest mould prevention is moving the moisture out.

Heated floors go in at this stage too. Adding them later means lifting the tile, so decide early. It is the upgrade our clients mention most once winter arrives.

    Before and after, same footprint

The toilet, sink and tub stayed exactly where they were. That is usually the difference between a bathroom that lands on budget and one that does not.

Moving a fixture means moving its drain, and depending on which way your joists run, that can mean opening the ceiling below. Keep the layout and the money goes into what you actually see and touch: tile, glass, the vanity and the fixtures.

We will tell you honestly at the first visit whether your layout is worth keeping. Most are.

What a bathroom renovation costs in Toronto

The room is small. What moves the number is what has to move.

A powder room runs $3,500 to $6,000. A standard main bathroom remodel runs $9,000 to $14,000. A primary ensuite with a freestanding tub, glass shower and double vanity runs $14,000 to $25,000. All before HST, all from our own completed Toronto and GTA projects.

Labour and tile work carry the biggest share of any bathroom budget, which is why a tiled shower costs more than a tub surround, and why relocating the toilet costs more than replacing it. Porcelain tile, quartz counters and good glass are where the visible money goes.

The full breakdown lives in our bathroom renovation cost guide, including what drives a quote up and where it is safe to save.

    Condo bathroom renovations in Toronto

Condo bathrooms are their own discipline. The board sets the work hours, materials ride the service elevator, and the plumbing stack is shared with your neighbours, so what can move is limited.

We handle that side for you. Board approvals and insurance certificates, elevator bookings, floor protection through the common areas, and a schedule that respects quiet hours. The shared stack is also exactly why waterproofing matters more in a condo, because a leak is never only your problem.

“The final cost matched the original quote.”

A HomeStars reviewer wrote that, and added that it is rarer than it should be. They are right. Ask every contractor to price the same drawings and the same fixture list, then read the allowances closely.

How a bathroom renovation runs, and how long it takes

1Free consultationWe measure the room, look at where the plumbing runs and listen to what you want. A realistic range follows within five business days.
2Design and fixed quoteLayout first, then tile, vanity and fixtures. You get a line itemized fixed price, and we order the long lead items before demolition.
3Demolition and waterproofingOut to the studs, plumbing and electrical rough in, then the mortar bed, membrane and a flood test before any tile goes on.
4Tile, fixtures and handoverTile goes on first, then the vanity, the glass and your fixtures. We walk the room with you, finish every deficiency, and hand over with a written warranty.

Two to four weeks on site for most Toronto bathrooms, and a powder room can be under two. What stretches a schedule is almost always a special order tile or custom glass, so we order those before demolition starts, not partway through.

    Bathroom renovation questions, answered

How much does a bathroom renovation cost in Toronto?

A powder room runs $3,500 to $6,000. A standard main bathroom is $9,000 to $14,000. A primary ensuite with a freestanding tub, glass shower and double vanity runs $14,000 to $25,000. All before HST, and all from our own completed projects rather than national averages.

Where you land inside those ranges comes down to tile and fixture grade, and whether the plumbing stays put. Our bathroom renovation cost guide breaks every line down.

    Can I renovate a bathroom for $10,000?

Yes, for the right room. Ten thousand covers a solid main bathroom refresh with new tile, a new vanity and new fixtures, as long as the toilet, sink and tub stay where they are.

It will not stretch to a curbless shower, heated floors or relocated plumbing. If the budget is firm, we will tell you at the first visit what fits inside it and what does not.

How long does a bathroom renovation take?

Two to four weeks on site for most bathroom remodels. A powder room can be under two.

The schedule killers are special order tile and custom glass, which is why we order both before demolition starts. If it is your only bathroom, say so early and we will sequence the work to keep the gap as short as possible.

Do I need a permit to renovate a bathroom in Ontario?

Not for a like for like update. Swapping the vanity, toilet, tile and tub in the same spots needs no permit. You do need one from the City of Toronto if plumbing moves, walls change or new circuits go in.

When a permit applies, we pull it in our own name and handle the inspections, so nobody from the city needs to call you.

What is the most expensive part of a bathroom renovation?

Labour, and most of that labour is tile work. A fully tiled shower with a niche and glass takes days of skilled work, which is why it costs more than any fixture in the room.

The second biggest swing is moving plumbing. Relocate the toilet and the drain moves with it, sometimes through the ceiling below. Keep the layout and that money goes into finishes instead.

Walk in shower or keep the tub?

If you have two bathrooms, convert one to a walk in shower and keep a tub in the other. That combination uses better day to day and protects resale, because families shopping with young kids still want one tub in the house.

If it is your only bathroom, think hard before losing the tub. We build both, so the advice is genuinely neutral.

Is renovating a bathroom worth it before selling?

Usually, if the bathroom is dated enough to scare buyers. A clean, current bathroom removes an objection, and bathrooms sit near the top of renovations for resale payback.

The trap is over spending right before a sale. A $12,000 refresh usually returns better than a $25,000 ensuite you never get to enjoy. Our kitchen versus bathroom ROI guide compares the numbers.

    Are heated floors worth it?

It is the upgrade clients thank us for most, and it costs less than people assume when it goes in during tiling. Toronto winters make a strong case for it.

The catch is timing. The heating mat sits under the tile, so adding it later means lifting the floor. If you are even slightly tempted, decide during design.

    Do you renovate condo bathrooms?

All the time. The board sets work hours, materials ride the service elevator, and the plumbing stack is shared, so what can move is limited. We handle the approvals, the insurance certificates and the bookings.

Waterproofing matters even more in a condo, because a shower leak is never only your problem. It is your downstairs neighbour’s ceiling too.

How do I choose a bathroom renovation contractor?

Get three quotes on the same drawings and fixture list, then compare the allowances rather than the totals. Ask who does the tile work, whether the plumber is licensed and on staff, and what exactly goes behind the tile before it goes on. Vague answers about waterproofing are your cue to keep looking.

We put together a full checklist in our guide to hiring a bathroom remodeling contractor, and if you want ideas first, our kitchen and bathroom design ideas post is a good place to browse.
