Home renovation in Aurora, planned around the house you actually own
Aurora covers a lot of ground, and a renovation here looks completely different depending on which part of town you are in.
Near the old centre around Yonge and Wellington, the homes have genuine character. They also have surprises. Original wiring, plumbing nobody has touched in decades, framing that was never going to meet today’s code. We price those jobs with a proper contingency instead of pretending the surprises will not turn up.
Out in the subdivisions the ask changes completely. Sidesplits and backsplits, where almost everyone wants the same three things: open up the main floor, redo the kitchen, and finally deal with the bathrooms. On the bigger lots the projects get bigger too, and it is usually the ensuite and the millwork leading the conversation.
Senso Design has been a Toronto home renovation company working York Region wide since 2004. Our facility is in Markham, roughly twenty minutes from Aurora, so this is a town we work in rather than one we simply advertise in.

Home renovations in Aurora usually start with one tired room
Sometimes it is the kitchen that has hosted twenty years of breakfasts. Sometimes it is a bathroom nobody enjoys anymore, or a main floor chopped into rooms the family stopped using. Almost every whole home renovation we take on in Aurora began as one room the owners could not stand any longer.
As home renovation contractors in Aurora, our advice is nearly always the same: plan the whole house once, even if you build it in stages. Renovating room by room with no plan is how a house ends up with four different floors and three shades of white.
The room in this photo is a good example. It came in as a bathroom remodelling call and grew into heated floors, a freestanding tub and black framed glass, because the plan showed exactly what the budget could reach. A kitchen runs $25,000 to $60,000, bathrooms $9,000 to $25,000, and a finished basement starts around $35,000, so a staged plan lets you sequence the spending instead of guessing at it.

What a home renovation costs in Aurora
These are 2026 figures from our own completed projects across York Region and the GTA, before 13% HST. The full method sits in our home renovation cost guide.
The short version: scope decides the price far more than the address does. A cosmetic refresh runs $50 to $95 per square foot, a mid range full renovation runs $100 to $130, and a high end or full gut runs $150 to $300. Aurora skews toward larger detached homes, so whole home budgets here tend to sit above the GTA average simply because there is more house.
| Project | Typical range | What pushes it higher |
|---|---|---|
| Standard full bathroom | $9K to $14K | Moving the toilet, custom glass |
| Primary ensuite | $14K to $25K | Heated floors, freestanding tub, double vanity |
| Kitchen renovation | $25K to $60K | Fully custom cabinetry, moving the sink or gas line |
| Basement, mid range with bath | $55K to $80K | Breaking concrete where no drain rough in exists |
| Legal second suite | $90K to $140K+ | Egress, fire separation, separate entrance |
| Whole home, 2,200 sq ft | $220K to $286K | Structural changes, premium finishes |

Pick your house size and how far you want to go. It runs the same per square foot bands as the table above and adds the 13% HST, because that is the number that actually leaves your account.
Cosmetic $50 to $95, mid range $100 to $130, high end or full gut $150 to $300 per square foot. Ranges reflect completed Senso Design projects across York Region and the GTA.

Permits in Aurora, and what your house’s age tells us
Permits here come from the Town of Aurora, not from York Region and not from Toronto. Worth knowing if you are talking to a contractor who mostly works downtown.
- A permit is required for structural changes, moving or adding plumbing, altering electrical, finishing a basement, adding a bathroom, or changing the footprint of the house.
- A like for like update usually needs none. New cabinets, counters, tile, flooring and fixtures in the same layout do not normally require a permit.
- Second suites have their own checklist. Ceiling height, egress windows, fire separation and parking all have to line up before a basement apartment is legal.
- Older homes near the town centre tend to hide old wiring, galvanized water lines and a panel too small for how people live now. We budget for that rather than hoping.
- Homes from the sixties and seventies sometimes have aluminum wiring. It is perfectly safe when it was terminated properly, and a genuine hazard when it was not. We look for it before demolition, not after.
- We pull the permit in our name and manage every inspection, so the Town of Aurora building inspector never calls you.
Permit review time depends on how complete the drawings are and how busy the queue is. We build that window into the schedule at the start, because assuming it will be quick is the most common reason a renovation timeline slips.

Ask what the cabinet and tile allowances actually are, whether permits and disposal are in the number, and whether it includes HST. Most of the gap between two renovation quotes lives in those three answers, not in the quality of the work.

How a home renovation in Aurora runs
What Aurora area clients say
Senso Design holds a 4.9 star rating across 115+ Google reviews, plus Best of HomeStars five years running and Best of Houzz in 2025 and 2026.
Mark patiently explained everything to us, from planning, design, choices of materials and timeline. Everything went extremely well, from a great design and layout to the hardworking, efficient, well mannered construction crew. The finished product looks fantastic.
We did a major renovation, kitchen, multiple baths, family room, and still love the work they did. From incorporating new ideas to sticking to budget and timelines, they were on point. Their after care has also been superb.
The teams were well coordinated, small issues were resolved quickly, and the final cost matched the original quote. That last part is rarer than it should be.

Aurora home renovation questions, answered
How much does a home renovation cost in Aurora?
The honest answer: scope decides it, not the postal code. In 2026 a cosmetic refresh runs $50 to $95 per square foot, a mid range full renovation $100 to $130, and a high end or full gut $150 to $300, all before HST. Aurora homes run bigger than the GTA average, so a mid range whole home job on a typical 2,200 square foot detached lands around $220,000 to $286,000. Single rooms cost far less, a standard bathroom sits at $9,000 to $14,000 and a kitchen at $25,000 to $60,000, which is why plenty of families here renovate in stages.
How much does a bathroom renovation cost in Aurora?
A powder room runs $3,500 to $6,000, a standard full bathroom runs $9,000 to $14,000, and a primary ensuite runs $14,000 to $25,000, before HST. The most common Aurora request is converting an unused corner tub into a proper walk in shower, which sits in the middle of that range depending on tile and glass. Every bathroom we build gets a full waterproofing system behind the tile, not just cement board and hope.
Do I need a permit to renovate in Aurora?
You need a Town of Aurora building permit for structural changes, moving or adding plumbing, altering electrical circuits, finishing a basement, adding a bathroom, or changing the footprint of the house. A like for like update in the same layout usually needs none. Permits come from the Town of Aurora directly, and we pull them in our own name and handle every inspection.
Can I add a basement apartment in Aurora?
Second suites are possible in Aurora, subject to the zoning bylaw and the Ontario Building Code. The requirements that decide feasibility are ceiling height, egress windows, fire separation between units and parking. Where the lot grade allows it, a walkout entrance makes the suite brighter and easier to rent. A basement with a bathroom typically runs $55,000 to $80,000, and a legal apartment with a kitchen runs $90,000 to $140,000 or more.
What should I watch for in an older Aurora home?
In the old core around Yonge and Wellington, century homes often carry knob and tube wiring, galvanized supply lines and panels too small for modern loads. In the sixties and seventies subdivisions like Aurora Heights and Regency Acres, aluminum branch wiring shows up, which is safe when properly terminated and a genuine hazard when it is not. Either way, hold a 10 to 15 percent contingency and hire someone who checks before demolition day rather than after. If you have just bought one of these houses and are wondering where to begin, our guide on what to renovate first in an older home walks through the order that saves money.
How long does a home renovation take in Aurora?
A bathroom takes 2 to 3 weeks, a kitchen 3 to 5, a basement 6 to 10, and a whole home project 3 to 6 months. Design happens before any of that, and the Town of Aurora permit review sits in the middle whenever the scope needs one, so we build that window into the schedule on day one instead of discovering it after demolition. For the month by month picture, our renovation timelines guide maps the whole journey.
Do you actually work in Aurora, or just advertise here?
We work here. Our facility is in Markham, about twenty minutes down the road, and we have completed projects in Aurora itself along with Newmarket, Holland Landing, King City, Richmond Hill and Stouffville, all within a short drive. The nearby projects on this page are real jobs from our archive, with full photo sets you can look through, and three of them are on video near the top of the page.
Can I live at home during the renovation?
For a single room, yes, and most families do. We seal off the work area, protect the route in and out, and tidy up at the end of every day. A whole home job with no working kitchen and floors up is a different story, and most families move out for at least part of it. We will tell you straight at the quote stage which kind of project yours is.
Do you offer fixed price quotes?
Yes. You get a line itemized fixed price before any contract is signed, with real allowances for cabinets, tile and fixtures rather than placeholders, and that is the price you pay on completion day. If a scope change comes up we issue a written change order and wait for your approval. We also offer renovation financing up to $100,000.
