FAQ
A full home renovation in Toronto usually costs $150 to $450 per square foot. The range depends on the age of the house, how much structural work is needed, and the finish level you choose. Kitchens usually run $35,000 to $120,000. Bathrooms run $18,000 to $60,000. A legal basement suite runs $60,000 to $140,000. We give you a line-itemized fixed price before you sign, so the number you agree to is the number you pay.
A bathroom takes 2 to 4 weeks. A kitchen takes 4 to 8 weeks. A basement takes 6 to 12 weeks. A full home renovation takes 3 to 6 months. Additions take 5 to 12 months because of zoning and engineering review. City of Toronto permit review adds another 3 to 12 weeks depending on scope. We submit drawings as early as we can to keep that off your critical path.
You need a City of Toronto building permit for structural changes, removing a load-bearing wall, basement underpinning, a secondary suite, new plumbing rough-ins, and electrical panel upgrades. Painting, flooring, and like-for-like cabinet or fixture swaps usually do not need one. We pull permits in our own name, so you are never the legal contact for an inspection.
Yes. Senso Design is licensed, carries full general liability insurance, and keeps active WSIB coverage on every worksite. All work is built to the Ontario Building Code and passes municipal inspection in Toronto and across the GTA.
Ask for a line-itemized fixed price, not an estimate. Confirm the licence number and WSIB coverage. Ask who pulls the permit. If the answer is “you do,” walk away. Ask whether the trades are in-house or subcontracted, and ask to see three finished projects of similar size. Be careful with any quote far below the rest, because that gap usually comes back as a change order once the walls are open.
Toronto charges land transfer tax twice, once to the city and once to the province. On a $1.5M purchase that is roughly $50,000 before agent commission and moving costs. For many homeowners that money covers a good part of a renovation in a neighbourhood they already want to live in. Moving makes more sense when the lot or the structure itself is the real limit.
For one bathroom or a basement, usually yes. For a kitchen, most families manage with a temporary setup. For a full home renovation with structural work, we usually suggest moving out. It is safer and the project finishes faster without the work-arounds. We will tell you honestly which one your project is at the consultation.
